MOVE IN PROCEDURE

Step 1: Ensure that all the utilities have been transferred to your name as agreed in the Residential Lease. Please send the confirmation numbers to office via email info@MulticorpRealty.com

Step 2: First and Last month is deposited to the office.

Step 3: You have copy of your signed residential lease and you understand every clause of it, especially your responsibilities.

Step 4: Collect Keys from the office

Step 5: Once you have moved in the house, fill out the MOVE-in Checklist and send to office info@MulticorpRealty.com OR FAX at 613-248-4511.

Yes, every tenant has the responsibility to pay the rent until the time of “Termination of Lease” or “End of Lease”.

Incase of early move-out, tenant still have to pay rent unless;
– it is agreed between the landlord and tenant in writing
OR
– the landlord has rented to next tenant and started collecting rent from next tenant

If there was an accident in the property and has resulted in damages to the property. It is tenant’s responsibility to:

a) Inform the management company as soon as possible. Email at support@MulticorpRealty.com

b) Get the professionals in the trade at tenant’s cost to get the property fixed after getting approval from management company.

c) Submit invoice / warranty associated with the repair to the office. Invoice/warranty can be emailed to office at Support@multicorpRealty.com OR Faxed to 613-248-4511.

Once on a lease, one can not terminate the lease. A tenant has an obligation under the law to complete the commitment. However we understand that there are circumstances where one has to terminate the lease early.

Two Options:

Option 1:  Tenant finds a replacement  / sublet on its own. Once a potential tenant is found the follow the following steps.
Step 1: Get the rental application filled from the tenant along with an ID. e.g. copy of Driver license.
Step 2: Send $500.00 plus HST non-refundable processing fees to office via certified cheque/ money order or Email transfer at Support@multicorpRealty.com.
Step 3: Send Rental application, copy of the ID to office.
Step 4: Office will evaluate the potential tenant and if approved, lease amendment documents will be prepared to approve the sublet. Other wise, you will be informed about the rejection.

Option 2: Management company to find the replacement / sublet.
Step 1: Deposit one month rent and 500.00 non-refundable processing fees plus HST to the office. Money can be sent via certified cheque/ money order or Email transfer at Support@multicorpRealty.com.
Step 2: Management company will start the process of finding the sub-tenant. Tenant is responsible for the rent until sub-tenant is found or until end of the current lease term.
Step 3: Once a suitable sub-tenant is found, office will prepare the lease amendment documents to approve the sublet.

Please contact Canada Post at 1-866-607-6301 OR go online and request your keys

Have you just moved and need new keys? OR you need the new Keys ( old are lost or damaged)

Complete the online form to request new keys.

  • Create a service ticket and fill the appropriate form ( new move-in OR existing customers)
  • You’ll receive a notice card when your keys are ready. Bring it along with government-issued photo identification to the post office indicated on your notice card along with proof of residence.
  • You can use the notice card to confirm the location and compartment number of your community mailbox.
  • The cost to replace lost or stolen community mailbox keys is $29 plus taxes.
  • For a new move-ins or If your keys do not work, Canada Post will replace both the lock and your keys at no charge.

Rental Referrals (3)

When a referral is received at Multicorp Realty, name of the sender is also recorded along with the time stamp of information received.

If this is the unique referral received ( this person is not in our database from some other referral), then a confirmation email will be sent to the sender.

If you have received confirmation email, you will get referral bonus if this person leases a property from Multicorp Realty Inc.

PS: All referrals received are valid for 6 months only.

Reporting Issues (2)

Service tickets are processed based on the severity of the issues.

Life threatening issues: please contact 911.

Emergency issues: All issues that impact the Safety of Tenants or Safety of the Property are dealt on First Priority. Estimated time to start action is within 24 hours of reporting.

Non-Emergency issues: All issues that relates to impacted functionality of the property or that limits the usage of the property by tenant are dealt next. Estimated time to start action is within 48 hours of reporting.

Improvements: These issues are assessed on individual case basis and with the consent of landlord.
